Terms & Conditions - Allt na Braighe, Cottage to Rent

Booking

  • When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us.
  • A firm booking is made on receipt of the required booking form, either on-line or in writing and a deposit paid to the value of 25% of the total rental due; the balance is due six weeks prior to arrival date or the full amount at booking if arrival date is less than six weeks. A contract shall only arise when the required deposit has been paid.
  • Receipt of the deposit is regarded as confirmation that all occupants agree to be bound by these terms and conditions.
  • In the event of a cancellation up to six weeks prior to the arrival date, the deposit will be refunded only if the property can be re-let for the cancelled period.
  • Cancellation within six weeks of the arrival date will result in the loss of the full amount of the booking unless the property can be re-let for the cancelled period.
  • Only those persons listed on the booking form may occupy the booked accommodation. Sub-letting is strictly prohibited.
  • No persons under 21 years of age will be permitted to occupy or rent the property unless accompanied by a responsible adult.
  • If for any reason the accommodation is not available to you on the dates booked due to events beyond our control, we will take reasonable steps to find alternative accommodation. If suitable accommodation is not available, then all sums paid by the guest will be refunded.

Security Deposit

  • The security fee of £100 is in addition to the amount of rent required. The security fee will be returned within 14 days of departure as long as the terms and conditions have been met.
  • If there is any loss or damage to the accommodation and the contents during the rental period or any of the conditions of the let are not satisfied the owner reserves the right to withhold the security deposit.

Property

  • The letting period starts at 4pm on day of arrival and ends at 10am on day of departure.
  • The property is strictly non-smoking.
  • One dog will be allowed. Two dogs may be allowed but only with prior approval. The dogs must be small dogs and and have the same owner. The charge is £15 per dog.
  • All gas and electricity is included.
  • All linen and towels are included.
  • The property must be left clean and tidy and any breakages must be reported immediately. If excessive cleaning is required a cleaning charge will be levied.
  • You will find an inventory detailing all of the house contents.  You should check and sign this on arrival however should you discover any of this to be inaccurate then you must notify the owner immediately.
  • Whilst we appreciate that accidents can happen however, in the event that any breakages occur, or any items missing following the rental period, we will charge these on a replacement or repair cost.
  • All keys must be left within the property as agreed, in the event that any key or key(s) are lost/misplaced then you will be held liable for a £25 fee for having replacement keys cut.
  • Your personal property and vehicles are left at your own risk.
  • We reserve the right to terminate the contract at any time or remove any person or persons due to unreasonable behaviour, damage to the property or causing annoyance or offence to others. In such a case any refund would be entirely at the discretion of the owners.
  • The property is used for purpose of a holiday let to which section 12 (2) paragraph 8 and schedule 4 of the Housing (Scotland) Act 1988 apply. The booking agreement confers a right to occupy the accommodation for the agreed period only.

Personal Information

  • Our policy is to keep the personal information we receive completely confidential, and used solely for internal purposes. We will not share your personal information with any other parties.
